Fifth.- All improvements and arrangements that may exist during the duration of this contract will be at the expense and account of the "LESSEE" and He will also be responsible for any damage caused either during the term of this contract or at the time of vacate it.
Sixth.- In the event that the "LESSEE" delays in the payments of the fixed income or makes it in installments, he will be credited with a interest of 4% per month in relation to the amounts owed, interest that will be applied until the moment that said amount.
Seventh.- The contract for electricity, energy consumption, water, and other services, will be borne by the "LESSEE" and must deliver the list of payments and costs to the lessor at the end of the contract, signing a new contract or vacating the property.
Eighth.- In the event that the "LESSEE" wishes or needs to terminate this contract in advance of its completion stipulated, he will be obliged to pay the total of the month that he is living and will lose one of the bonds set above, as compensation.
