The house rental contract, or lease, or rental contract as it is also known, is a contract that by means of a written document made by the two interested parties: the one who rents and the one who lease. Explained later.
LEASING CONTRACT
BASED ON ARTICLE 2260 OF THE CIVIL CODE OF THE STATE OF MEXICO, THE PRESENT LEASE AGREEMENT AS THE LESSOR: Margarita Ruíz Medina AND AS LESSEE: Rosario Rendon Gutierrez ACCEPTING THE TERMS OF THE FOLLOWING CLAUSES:
CLAUSES:
1.- The landlord Margarita Ruíz Medina gives in lease to Rosario Rendon Gutierrez The building (ROOM HOUSE) located at Av. Cafetales # 654, Colonia Villa Coapa, México, CDMX.
2.- This contract will have a duration of one year, voluntary for both parties, counting from the signing of this contract.
3.- It is expressly agreed that the rental price will be 5,000.00 pesos M / N payable monthly in advance and each time the minimum wage increases in the area "TO”The cost of the lease will rise proportionally.
4.- In the case of clause three on the increase to the minimum wage, the increase in the amount of the rent will begin until the month after it is made official in the official newspaper of the federation.
5.- With this contract, the landlord is formally committed to pay in full the amount of the rent in advance and in a single installment, making the deposit in the International Bank account, number (RPE00001977) in the name of the lessor, or in cash at the home of the owner, or whom he represents in accordance with the provisions of article 2283 of the Civil Code.
6.- The tenant agrees to vacate the house that is the object of this contract, the day after the contract ends.
7.- In the event that due to external causes, the tenant cannot vacate the property within the agreed period and being up-to-date with his payments, he will be given an extension by paying a monthly consideration of 34.27% (THIRTY-FOUR POINT TWENTY-SEVEN PERCENT), of the minimum wage in force on the date to vacate, unless you sign a new contract that renews your Rights.
8.- The lessee is absolutely prohibited from subletting, transferring, or assigning their rights to tenant, or make any other use of the property, the present being automatically terminated contract; in case of contravening any of its clauses, without the express and written consent of the lessor.
9.- The lessee may not use the leased property, except for the purpose established in the contract; in case of doing so, it will be automatically terminated.
10.- The tenant expressly acknowledges that the house that is the object of this contract, he receives it to his entire satisfaction; property that has the corresponding services.
11.- The lessee undertakes to carry out the repairs that due to daily use must be carried out in the property that is the object of this contract.
12.- The lessee must have a trusted person who will act as guarantor and who will undertake to support the obligations of this contract.
13.- The rights for the registration of the lease before the public notary and the public registry of the property, will be at the expense and account of the tenant.
14.- The parties agree that they may terminate this contract, thirty days in advance, on the date the property is vacated.
INVENTORY
The property is in perfect conditions of use, as well as the following facilities:
GLASSES, DOORS, PLATES, SANITARY FACILITIES, LIGHTING FACILITIES, AIR CONDITIONING, RIGHT TO TWO PARKING DRAWERS, RUNNING WATER; ALL IN EXCELLENT CONDITION.
