A mandate contract It is a contract in which a property owner gives powers to manage another person, from a particular perspective, based on civil obligations.
The party that assigns the powers is called the “Principal” and the party that receives the powers is called the “Mandatory”.

MANDATE CONTRACT
In Mexico Federal District, on August 16, 2012, Messrs. Eduardo Manzanares Calderón appeared, and Mr. Fernando Gómez Montero, the first, 46 years old, Mexican, married, native and resident of the state of Michoacán residing in the house marked with the number 145 of the Presidencia Street of the city of Cindurio and the second of 57 years of age, married, Mexican, law graduate, originally from Mexico City Federal District and a resident of this city, residing at the house marked with the number 417 of the Calle Cocotero Col. Tobacco company of this city, stating both contracting parties, without tax debts, enter into a contract of general mandate, not representative, subject to the tenor of the following declarations and clauses:
STATEMENTS:
"A" .- Mr. Eduardo Manzanares Calderón, declares to be the owner of a house located on Napolitano Colonia Cordero street, Iztapalapa delegation in this city.
"B" .- Mr. Eduardo Manzanares Calderón, acquired said property mentioned in declaration "A" of Javier González Torres, on February 20, 2012, act which is evidenced in deed number 5894 of the public notary 512, and which is registered in the public registry of property and commerce of this town.
"C" .- Attentive and in accordance with the above, they agree to enter into this general and non-representative mandate contract, from which the following clauses emerge:
CLAUSES:
First.- Mr. Eduardo Manzanares Calderón entrusts the administration of this property to Mr. Fernando Gómez Montero, the latter agreeing to accept said administration.
Second.- All the legal acts celebrated by virtue of this mandate will be carried out by the agent on his behalf.
Third.- The principal, Mr. Eduardo Manzanares Calderón, empowers the agent, Mr. Fernando Gómez Montero, so that the lease that he enters into on the house given in administration, set the monthly amount of $ 7,200.00 (seven thousand two hundred pesos 00/100 M.N.) for rent, and for a term no longer than one year.
Quarter.- Of the lease contract that is entered into by the agent, he will deliver a copy to the principal owner to record its existence.
Fifth.- In accordance with the applicable law in force in Mexico City, the president will be empowered to make the substitution of the mandate when he so wishes. In the event that he makes the aforementioned substitution, it must fall to Mr. Fernando Gómez Montero, to make the substitution of the mandate when he so wishes.
In the event that the aforementioned substitution is made, it must fall to Mr. Fernando Gómez Montero, residing at the house marked with number 56 on Calle Puerto Alegre in this city.
Sixth.- The agent must demand a guarantor from the person with whom the lease is signed. Said guarantor must be a solvent person and of recognized good repute; and agree, in said lease, that said guarantor waives the benefits of order and excuse.
Seventh.- The agent will receive as compensation 30% of the total value of the rent, which he will deduct each month, and the The rest will be sent to the principal at his address already mentioned, or will be deposited in an account duly stipulated.
Eighth.- In all matters related to which no instructions have been given, the agent must consult the principal, whenever the nature of the business allows it.
If this is not possible, he will perform the acts at his discretion, preparing a justified report that must be presented at the time of delivering the payment or the next corresponding movement.
To record what is established and stipulated in this contract, an original and a copy will be created for the parties, and two witnesses will be used, who, after identification and acceptance, will be signatories in this contract.
